Yay! The past few weeks have been a whirlwind. I am happy to say that we are seeing real estate activity pick up in all areas but CONDO'S seem to be where it's at! From Bald Head Island NC beach and waterfront units to our golf communities: Crow Creek, Sea Trail and Sandpiper Bay… I am seeing showings, offers and closings on all of them! What great news this is for so many of us in the Brunswick County NC area. I am just so thrilled!
It's easy to see why so many would choose a condominium. With amazing views, easy upkeep, amenities, affordability and the potential for rental income, you almost can't go wrong. There are many great deals out there right now if you've been considering the possibilities.

You should be asking yourself: “what kind of mortgage am I looking for?” There are many types of mortgages, but something that can save you loads of money is the term or length of time that you agree to pay your mortgage back in.
30-Year Mortgage – Can mean lower payments, but you will pay close to twice the asking priceof the home in the long run
15-Year Mortgage – Payments may be higher, but you will save money in the long run.
If a shorter mortgage is an option for you – you still may want to consider that if the payments become too steep for you to pay in a few years: defaulting on a loan or refinancing in the middle of your loan will cost MUCH MORE. Speak to your real estate professional about options for you and carefully examine the total cost of the property.

I’ve been going to Holden Beach for years and always wanted to own there. Do you know where can we find a great deal? You know a foreclosure or short sale? What do you recommend?” The majority of our calls lately start just like that.
It’s funny you should ask actually. It’s only just been in the past year that my team and I have gotten a crash course and really learned the whole process. We now have multiple bank-owned and short sale properties listed. You will be amazed at the savings! Example: We have bank owned lots in Ocean Ridge Plantation listed literally in the $120’s with golf views. Rivers Edge and Crow Creek are starting at under $100,000. This is HALF of what we were seeing just 18-24 months ago! Bald Head Island NC foreclosures is truly in high demand!
I know that in these tough times it is hard to appreciate this information but it is hard to ignore these low prices any longer. If our market is truly on an “upswing” that means prices will start to increase again. Don’t miss the bus!
